The regular called meeting of the Planning & Zoning Commission of the City of Denison, Iowa was held at 12:00 noon on 1-27-03 at Cronks.

Members present were: Pat Stoll, Jerry Ferris, Charles Pollak, Leonard Cose, Jay Ford, Jerry DeMuth, John Heller, and Jeff Ploeger.

Also present were: Richard Petersen, Mike McKinnon, Al Roder, Jim Lohman, Dr. R. L.

Bendixon, Mark Johnson, Terry Crawford, Chad Langenfeld, Eldon Hardekopf, James

Bielfeldt, and Janet Bielfelt.

The meeting was called to order at 12:05 by chairman Pat Stoll.

A motion to waive the reading of the minutes of the previous meeting and approve the same as filed was made by Cose and 2nd by Pollak. Yes: Cose, Pollak, DeMuth, Heller, Ford, Ploeger, Ferris, and Stoll.

7. Election of officer was move from the end of the list. Pollak made a motion to nominate Stollas chairman and Pollak as vice chairman. Ford 2nd the motion. Yes: Pollak, Heller, Ploeger, Cose, Ford, Ferris, DeMuth, and Stoll. A motion for nomination of secretary was made by Pollak and 2nd by Helter. Yes: Pollak, Helter, DeMuth, Cose, Ploeger, Ford, Stoll, and Ferris.

2. #1-03 R. L. Bendixon request a zoning change from C-2 Central Business District to R3 Mixed Residential at 203 N Main part of lots 1 & 2 block 43. Dr. Bendixon withdrew his request. The existing apartments are grandfathered in and will be able to continue. No action taken.

3. Bohlmann Inc. request the approval of the final plat for Northwood Fourth Addition

Phase I lots 1-7 and 62-69. A discussion was held in regarding the request by Terry

Crawford, city engineer. After discussion, a motion was made by Ford and by Pollak

to approve the final plat. Yes: Ford, Pollak, DeMuth, Cose, Ploeger, Helter, Ferris, &

Stoll.

4. #2-03 Bohlmann Inc. request a zoning change from AG Agricultural to R-2 Two

Family Residential for Northwood Fourth Addition Phase 1 lots 1-7 and 62-69. After

discussion a motion was made by Ploeger and 2nd by Cose to approve the request. Yes:

Ploeger, Cose, Ford, DeMuth, Pollak, Heller, Ferris, and Stoll.

5. #3-03 James and Janet Bielfeldt request a zoning change from C-2 Central Business District to R-3 Mixed Residential at 110 N 14th St N 28’ of lot 12 block 57. The Bielfeldt’s asked that their request be tabled until further notice because of the possible sal4e of the property. A motion to table the request was made by Pollak and 2nd by Cose. Yes: Pollak, Cose, Ford, DeMuth, Heller Ploeger, Ferris, and Stoll.

6. # 4-03 Western Iowa Expo request another use be added to the M-3 Heavy Industrial Zone (o) Automotive display, sales, service and repair. The board wasn’t comfortable

with the wording. After discussion, a motion was made to add a permitted use (o) Auction houses for the sale of property other than livestock, was made by Ford and 2nd by I-teller. Yes: Ford, Helter, Ploeger, DeMuth, Pollak, Cose, Ferris, and Stoll.

A motion was made by Pollak and 2nd by Cose to adjourn at 12:57 P. M. Unanimous. Sincerely,
